The pool is yours alone
The pool runs the length of the terrace beside the house, screened by a solid fence — not visible from the road or from the neighbours. Loungers and a parasol alongside.
The living room’s sliding wall opens straight onto the deck. With small children that’s the difference between a holiday and a day of supervision: the door simply stays open.
On the upper terrace there’s a hot tub, a built-in barbecue and loungers on the lawn. Sun in the morning, shade under the canopy in the afternoon — a distinction you feel in August.
Sauna, hot tub and a billiard room downstairs
The lower floor is its own world: a Finnish sauna with a glass front, two wooden loungers to cool off on, a billiard table and a small bar.
It’s the reason the house works outside high season. When the bora blows or it rains in May, the evening moves downstairs instead of everyone retreating to their phones.
Sea view over the channel to Krk
The house stands on the hillside above the seafront. From the terrace the view runs over the treetops across the channel to the coast of Krk opposite.
The price of that view: you drive to the beach rather than walk — [[X]] minutes by car. If you want a house you can walk to the sea from in flip-flops, this isn’t it. But then there’s no view either.

All four bedrooms have air conditioning. Two bathrooms plus a separate WC means nobody queues in the morning, even with a full house.

Why Kvarner rather than Istria or Dalmatia
You reach Crikvenica without a ferry and without the last three hours of coastal road that make Dalmatia hard work. From the Slovenian border it’s under two hours.
At the same time Kvarner is noticeably quieter than Istria: no coach parties, no promenade lined with souvenir stalls.
Crikvenica also has sandy beaches — rare on this coast — and shallow water that warms early. By June the sea is around [[XX]] degrees.
